MOLD • MOISTURE • WATER INTRUSION

Mold Is Often the Symptom. The Real Question Is Why It Developed.

Finding mold in your home can be alarming. But identifying or removing mold does not necessarily identify the problem that allowed it to develop.

Mold requires moisture.

That moisture may be related to water intrusion, drainage, plumbing, roofing, the building envelope, HVAC or ventilation, condensation, construction moisture, or other building-performance conditions.

CFG focuses on understanding the construction and moisture conditions behind the mold—not simply confirming that mold is present.

We help homeowners develop the technical facts, document the conditions, and determine the most practical path toward correcting the underlying problem.

The Mold Is Visible. The Cause Often Isn't.

Mold needs moisture to grow. Our investigation focuses on where that moisture came from, how it entered or developed within the building, and whether construction or building-performance conditions contributed.

WATER INTRUSION

CONSTRUCTION CONDITIONS

BUILDING PERFORMANCE

Where is the water coming from?

Roofing, windows, doors, flashing, exterior walls, drainage, grading, plumbing, and other pathways can allow moisture into the building.

BUILDING PERFORMANCE

CONSTRUCTION CONDITIONS

BUILDING PERFORMANCE

Is the building creating the moisture condition?

HVAC performance, ventilation, condensation, humidity, air movement, and trapped construction moisture can create conditions where mold develops.

CONSTRUCTION CONDITIONS

CONSTRUCTION CONDITIONS

CONSTRUCTION CONDITIONS

Did something in the construction contribute?

Improper installation, missing or incomplete weather barriers, flashing deficiencies, concealed moisture, and other construction conditions may be part of the problem.

Our objective is not simply to find mold. It is to understand why the conditions that allowed it to

When Mold Keeps Coming Back

The mold is cleaned.

Damaged materials are removed.

The area is repaired.

Then the mold returns.

When that happens, the problem may not be the remediation. The underlying moisture source may never have been fully identified or corrected.

Repeated remediation without understanding the cause can become an expensive cycle.

Removing mold addresses what you can see.
Finding the moisture source addresses why it happened.

How CFG Helps

Mold and moisture problems can involve builders, contractors, remediation companies, insurance carriers, HOAs, engineers, and other specialists.

Our role is to help develop and organize the technical construction facts behind the problem.

INVESTIGATE THE CAUSE
We evaluate moisture pathways, construction conditions, building systems, repair history, and other factors that may explain why the problem developed.

DOCUMENT THE CONDITIONS
We organize photographs, observations, testing information, repair history, communications, and other technical evidence into a clear record.

COORDINATE THE RIGHT EXPERTISE
When specialized mold testing, engineering, HVAC analysis, remediation, or other expertise is needed, we can help determine what additional evaluation may be appropriate and coordinate the technical information.

HELP MOVE THE MATTER FORWARD
We can help homeowners communicate technically supported concerns to builders, contractors, insurers, HOAs, or other responsible parties and evaluate proposed corrective work.

We do not perform mold remediation. Our role is to understand and document why the mold or moisture problem exists and help determine what should happen next.

When Should You Reach Out?

Consider an independent evaluation when:

  • Mold or moisture keeps returning
  • Remediation or repairs have not solved the problem
  • The source of the moisture is unclear
  • The builder, contractor, insurer, or HOA is disputing responsibility
  • You are receiving conflicting explanations about what is happening
  • You need the conditions documented before repairs begin
  • A warranty, insurance, or construction claim may be involved

You do not need to know whether the problem is mold, water intrusion, construction, HVAC, or something else before contacting us.

That's part of what we help determine.
